What is a site plan and why do I need one?
A site plan (or plot plan) is a detailed drawing of your property, showing the location of buildings, lot boundaries, rooflines, driveways, and other key features. It is essential for planning construction, obtaining permits, and communicating with contractors. Even for small improvements, having a clear visual layout can save time and prevent mistakes.
Are your site plans certified or legal surveys?
No, our site plans are not certified and are not intended to be used as legal surveys. They are created for planning, permit applications (where a certified plan is not required), and general property understanding. Please always check with your local building department to confirm whether a certified survey is necessary.
Which types of properties can you create site plans for?
We create site plans for residential properties (single-family homes, multi-family structures) as well as commercial properties (shops, offices, warehouses). Our plans can include single or multiple structures and are customized according to your project needs.
Do you cover all 50 US states?
Yes, our services are available for all 50 states in the US. While we may highlight the most commonly requested states, every state can be served, ensuring your site plan is compliant with local requirements.
What information do I need to provide to get a site plan?
At a minimum, we need the property address, city, state. If available, please also provide parcel ID, site photos, previous plans, a lot dimensions, or survey documents. The more information you provide, the more accurate your site plan will be.
How long does it take to receive a draft site plan?
Typical delivery time for all plan types is within 24 hours, regardless of plan level or complexity.
Rush orders are available for clients who require even faster turnaround.
Can I request rush orders for faster delivery?
Yes, we offer rush options for 12-hour. Rush orders ensure you receive your draft quickly, but pricing may vary depending on the plan and complexity of the property.
What file formats do you provide (DWG, DXF, PDF)?
We provide plans in DWG and DXF formats, suitable for AutoCAD and other CAD software. PDF versions can also be provided for easier sharing, printing, and review.
Can I request additional features like topographical lines or vicinity maps?
Yes, additional features such as topographical lines, vicinity maps, impervious surface calculations, and adding new structures are available as optional add-ons. These features can help make your plan more detailed and suitable for advanced projects.
How accurate are your site plans?
Our plans are highly accurate based on GIS data, satellite imagery, and property information. They are suitable for most residential and commercial planning needs. However, they are not substitutes for certified surveys. For legal or official purposes, always confirm with your local building department.
Can I make changes or revisions after receiving the draft?
Yes, you can request free revisions after reviewing the draft site plan. You can mark up the plan with corrections or additions, and we will update it accordingly to ensure your plan meets your requirements.
Do you offer plans for commercial properties?
Yes, we provide Commercial Site Plans which include multiple structures, parking lots, driveways, landscaping, walkways, sidewalks, and site improvements. These plans are ideal for commercial permit applications, planning, and construction review.
Is my payment secure and what payment methods do you accept?
All payments are processed securely via Stripe, PayPal, and other major online payment methods. We do not store your payment details on our servers, ensuring your information remains protected.
Do you offer refunds if I’m not satisfied with my site plan?
Yes, we have a satisfaction guarantee. If your site plan does not meet your requirements or we fail to deliver what was promised, you can request a full refund. Customer satisfaction is our top priority.
Can your site plans be used for permit applications?
In most cases, our site plans can be used for residential permits or minor commercial projects. However, they are not certified. Always check with your local building department to confirm if a certified plan from a Surveyor, Architect, or Engineer is required.
